Flat Roof Survey in Shepherd's Bush
Surveys of flat roofs on homes, extensions and commercial buildings around Shepherd's Bush, with a written report you can act on. Book a weekday or weekend visit.

- Pools of water lying on the roof
- Splits, cracks and crazing
What happens if roof problems are left?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. In Shepherd's Bush, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
What you get with us
- Surveys on weekdays, Saturdays and Sundays
- 5,000+ surveys completed

Flat roof surveys for homes and businesses in Shepherd's Bush
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We are often asked to look into ponding water that doesn’t drain away and leaks around rooflights, on single-ply membranes, EPDM rubber and GRP fibreglass.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Shepherd's Bush, the flat roof is frequently a shared part of the building.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

- If the survey needs thermal imaging or a drone
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Flat roofs in Shepherd's Bush
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Shepherd's Bush is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Shepherd's Bush has a number of hotels within about a mile and a half, and like offices and blocks, hotels frequently sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.
If you live in an older home near Shepherd's Bush Tabernacle, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Leighton House, about 0.9 miles south-east, is one of the historic houses in the wider area around Shepherd's Bush. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. For landlords with property near Shepherds Bush station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Shepherd's Bush is about 1 mile west of Kensington, in Greater London. Houses, flats, blocks and commercial buildings in Shepherd's Bush can all book flat roof surveys. Shepherd's Bush is one of the towns and villages in Greater London where we work for flat roof surveys.

Questions from Shepherd's Bush
Will parking be an issue for a roof survey in Shepherd's Bush?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Do you look at commercial flat roofs near Shepherd's Bush, like hotels?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Will you go up on the roof?
Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
What if it rains on the day?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
What we look for on each type of roof
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
What you can safely check yourself
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
How it works
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Shepherd's Bush runs like any other.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Check we can get to the back of the property
- Buyers: confirm access with the estate agent or seller
- Move anything stored under the loft hatch
