Flat roof survey in White City

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. Typical surveys look at signs of deflection in the roof deck and ponding water that doesn’t drain away, on EPDM rubber, single-ply membranes and GRP fibreglass.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in White City, the roof above may belong to the building rather than one flat.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’re welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If it isn’t your property yet, arrange access through the agent
  • Gather any invoices or paperwork from past roof work

What we look for on each type of roof

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it’s cracking and how far it seems to extend.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Surveys for landlords and agents in White City

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the flat roof, useful for planning maintenance.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

What a survey costs

To price your survey, we look at:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

What to tell us when you get in touch

We will normally ask about:

  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, such as an exchange date

A quick phone call is normally the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Flat and commercial roofs around White City

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Within a mile and a half or so of White City there are several hotels, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

If you run a hotel or guest house in or near White City, a roof problem can mean rooms out of use, so it pays to find faults before guests do. The streets around a church such as St Michael and St George are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start. If you look after a building such as Ark Swift Primary Academy, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

White City is about 1 mile north-west of Kensington, in Greater London. Bookings from White City are handled just like any other: a call or an email, a price, then a date. White City is one of the places in Greater London where we work. There’s also a page for London.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Never stand on rooflights or fragile sheeting
  • Ask whoever fits equipment on the roof to make good the covering
  • Watch the ceilings below the flat roof for stains
  • Note the date and type of any roof work

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Questions from White City

Is parking a problem for a survey in White City?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you look at commercial flat roofs near White City, such as hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Are you insured?

Our cover is professional indemnity plus public liability.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey in bad weather?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
