Independent flat roof surveys in Notting Hill

Flat roof surveys for homes and businesses in Notting Hill

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. We survey upstands and outlets, single-ply membranes and mastic asphalt, and the problems we are asked to look at most are cracked or split membrane and gaps at upstands and abutments.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Notting Hill, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace usually shows only its front slope or parapet, so in Notting Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

Advice

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Note any new marks on ceilings beneath the roof
  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss
  • Look for standing water a day after rain

After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

Local flat roofs in Notting Hill

With Sambourne House about 0.7 miles south-east, Notting Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For hotels and guest houses around Notting Hill, a roof problem found early is far less disruptive than one found by a guest. Landlords with a home close to Shepherds Bush station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to St John's Notting Hill: flat-roofed rear additions and dormers added over the years are worth checking.

We also cover the places around Notting Hill: Holland Park (1 mile south), Notting Dale (1 mile north-west), Kensington (1 mile south), Shepherd's Bush (1 mile south-west) and White City (1 mile west). We also work in nearby towns such as London (5 miles east), Marylebone (3 miles east), St Pancras (4 miles east), Shoreditch (6 miles east), Walthamstow (9 miles north-east) and Hoxton (5 miles east).

Around Notting Hill

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Common questions in Notting Hill

Is my home in Notting Hill listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you look at the flat roof of a hotel or office near Notting Hill?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Is Notting Hill in your area?

Yes. We cover Notting Hill and the rest of Greater London. To book, ring 07833 053749 or send us an email.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

What we can’t see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.
