New roof snagging for Notting Hill homes and businesses

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What to let us know when you contact us

A little information up front helps. It’s useful to include:

  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • What made you get in touch
  • The property’s address and postcode

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

New roof snagging for homes and businesses in Notting Hill

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen including from the loft and the roof where it is safe. You then get a report with photographs to share with your roofer. If you are worried about underlay at the eaves left exposed and broken coverings left on a new roof, a survey will tell you what’s going on, whatever the roof.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Notting Hill, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How the survey changes by roof type

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Valleys

Debris left in a new valley can block it. We note anything left behind.

FAQs for Notting Hill

How do I find out if my home in Notting Hill is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Notting Hill?

Yes, Notting Hill is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run on weekdays and at weekends.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or send us an email.

Local roofs and buyers in Notting Hill

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The wider area around Notting Hill has a long history of building, with Sambourne House about 0.7 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If you own a rental within reach of Shepherds Bush station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to St John's Notting Hill: the roof may have had decades of patch repairs, and the survey shows where they are. Parking in Notting Hill, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised.

Why get it checked now?

A defects or warranty period does not last for ever. A snagging inspection before then leaves time to act. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your roof before you book.

What new roof snagging does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof will leak in future
  • Legal advice on your contract
  • Pricing the remedial work

Roofs we survey in Notting Hill

  • Replacement roofs
  • Ridges and verges
  • New-build homes
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a house, though large, tall or awkward roofs take more time. In Notting Hill, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a report with photos of each snag.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • If you’re buying, check with the agent that we can get in

How to book

Most bookings start with a short call: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
