Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Catch drips in a bucket and protect the floor
  • Keep a photo record of the damp patch
  • Leave roof access to professionals
  • Do not touch fittings that water is reaching

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. You can ask us about anything that is not clear.

Do not block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation doesn’t block airflow at the eaves.

Roof leak investigation in Notting Hill

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. If you’ve noticed damp underlay across a wide area and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.

London’s Victorian and Edwardian roofs have frequently been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That’s as true in Notting Hill as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.

After the visit, you get a report with photos, sent by email. It explains the condition of the leaking roof, the defects we found and what we recommend.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Landlords, agents and block managers in Notting Hill

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Common questions in Notting Hill

Does a conservation area affect roof work in Notting Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Notting Hill?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Is there anything I need to do before the visit?

Keep a note of when it leaks, and take photos. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

When to book a survey in Notting Hill

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

These are some of the problems a survey can pick up:

  • Staining around the chimney inside
  • Water dripping from rafters or underlay
  • Damp walls below an overflowing gutter
  • Leaks below a flat extension roof

If you let a flat or house near Shepherds Bush station, a clear finding on where water gets in helps you brief a roofer straight away.

Before booking anyone

  • Which viewpoints they use to see the roof
  • How much experience they have with roofs like yours
  • How soon the report will arrive
  • What they will not be able to tell you

What to expect from a roof survey

What we can’t see

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Carrying out the fix
  • Whether rotten timbers meet design loads
  • An intermittent leak that shows no trace on the day

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof leak investigations in Notting Hill: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in. The wider area around Notting Hill has a long history of building, with Sambourne House about 0.7 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

Homes near green spaces like Holland Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you live in an older home near St John's Notting Hill, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

How the survey works

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two, more where the leak is intermittent or the roof is large. London terraces rarely offer a view of the whole roof from one spot, so in Notting Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey
