Gutter surveys in Notting Hill

Gutter survey in Notting Hill

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, eaves gutters and fascias and soffits, and the problems we’re asked to look at most are water backing up from a hidden gutter and leaking or loose downpipes.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Notting Hill are no exception. Shared chimney stacks and the lead around them are just as important to check.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Notting Hill: your questions answered

Does a conservation area affect roof work in Notting Hill?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Shepherds Bush station?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, ring 07833 053749 or use the contact form.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Notting Hill, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed

Why act early in Notting Hill

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Do you need a gutter survey in Notting Hill?

A good many tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

These are some of the problems a survey can pick up:

  • Leaves and moss blocking gutters
  • Brackets that have dropped or snapped
  • Blocked outlets and hoppers
  • Fascia boards damaged by overflowing water

For landlords with property near Shepherds Bush station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Whether the price includes VAT
  • Are they insured for the work?
  • Is there a chance to talk the report through?

What a good roof survey covers

What a gutter survey doesn’t cover

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Blockages deep inside downpipes
  • Rot or damp concealed behind fascias or inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Look for downpipes coming loose
  • Have overhanging branches cut back
  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Gutter surveys around Notting Hill

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Sambourne House, about 0.7 miles south-east, show how far back building in the area around Notting Hill goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Living close to Holland Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If your house is among the older ones in the streets near St John's Notting Hill, old fixings, lead flashings and tall chimneys are typical of older roofs.
