Notting Hill Thermal Roof Survey
Thermal imaging to find moisture and heat loss patterns in a roof in Notting Hill. We have completed more than 5,000 surveys across London and South East England.
- Missing or slipped insulation
- Leaks that are hard to trace
- Cold areas below the roof
How a thermal roof survey works in Notting Hill
Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. We survey insulated roof spaces, flat roofs and ceilings below the roof, and people most frequently book us about wet insulation beneath the membrane and heat escaping through the roof.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Notting Hill is checked before any drone flight, and where permission is needed, the flight waits for it.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in Notting Hill
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
FAQs for Notting Hill
Is parking a problem for a survey in Notting Hill?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
How do I find out if my home in Notting Hill is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What’s the best way to book?
Simply phone 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
What conditions are best for thermal imaging?
Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How soon will I get the report?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.
Different roofs, different checks
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.
What this survey can’t tell you
Some things can’t be seen without opening up the roof, and that sets some limits:
- A formal energy assessment
- What’s inside walls or under coverings, without opening up
- Confirming water without moisture readings
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and doesn’t.
What we check
- Pitched roof slopes
- Ceilings below the roof
- Commercial roofs
- Flat roofs
- Insulated roof spaces
- Loft conversions
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a typical home, and more on a big or complicated roof. From the street, a London terrace normally shows only its front slope or parapet, so in Notting Hill we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed
- Tell us about any leaks, stains or damp patches you know of

What happens if roof problems are left?
A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Tips from our surveys
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:
- Clear a path to the loft hatch before we arrive
- File the images with your roof records
- Clear leaves from outlets and gutters each autumn
- Keep the heating on as usual before a heat loss survey
We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.
Flying and imaging in Notting Hill
Notting Hill has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once. The wider area around Notting Hill has a long history of building, with Sambourne House about 0.7 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you own one of the older houses in the streets near St John's Notting Hill, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Parking in Notting Hill, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book, as a space near the door can’t be promised. Anyone responsible for a site like St Clement and St James CofE Primary School will know that a view from above covers a wide roof far faster than walking it.
