  • Blocked outlets and hoppers

Need a gutter survey in Holland Park?

Gutter survey in Holland Park: what you get

Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey eaves gutters, outlets and hoppers and valley gutters, and people most often book us about leaks at the gutter joints and choked outlets or hopper heads.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Holland Park has one, it needs checking from somewhere that can actually see it.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Gutter surveys around Holland Park

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Holland Park is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Holland Park has a long history of building, with Leighton House about 0.4 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

The streets around a church such as Church of St George are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park such as Kensington Palace Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Holland Park is about 1 mile north of Kensington, in Greater London. Surveys in Holland Park work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Greater London coverage includes Holland Park and the places around it.

Gutter surveys in W8, W11 and W14 are booked the same way as anywhere else. Whether your property is on Dukes Lane, Milson Road and Elsham Road or anywhere close by, we can help. What we are asked to look at in Holland Park

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Typical things we are asked to look at include:

  • Sagging gutters and loose brackets
  • Water spilling over the gutter edge
  • Joints that drip after rain
  • Leaking or loose downpipes

Anyone responsible for a site like Holland Park School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What happens after the report arrives
  • Their insurance cover
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Holland Park runs like any other.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Find any records of previous roof work
  • Let us know about parking before the day

Advice

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Why book with us

Questions from Holland Park

Does a conservation area affect roof work in Holland Park?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Kensington Olympia station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or email us with the address and some details, including who will give access on the day.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.

How do I book a survey in Holland Park?

Just phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What’s in the report?

A photo-illustrated written report, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What a gutter survey does not cover

To be straight with you, there are limits to any roof survey:

  • What’s behind fascias and inside walls
  • Hidden sections we can’t view safely
  • Blockages deep inside downpipes

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Parapet and box gutters

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
