New roof snagging in Kensal Town
A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted, and check the loft space for signs of condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We survey loft conversions and dormers, flashings and valleys and new-build homes, and people most often book us about underlay not dressed into the gutter and vents that weren’t fitted or are covered.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Kensal Town, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Kensal Town questions
Will parking be an issue for a roof survey in Kensal Town?
It depends on the street. If Kensal Town has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Kensal Town listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you lift tiles to check the fixings?
No. We inspect what can be seen without opening up the roof, so fixings under the coverings cannot be checked. The report says what could and couldn’t be seen.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you walk on the roof?
Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
How do I book a survey in Kensal Town?
Just phone 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.
How we price new roof snagging
The price reflects the time and kit the roof needs. That comes down to:
- House, block, shop or office
- Basic, Standard or Premium
- Height and safe access
- The size of the roof
To find out what your survey will cost, ring 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.
Booking your survey
You don’t need to know any roofing terms. It is enough to let us know:
- Where any leaks, stains or damp patches show inside
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- The property’s address and postcode
Most bookings start with a short call: phone 07833 053749 or use the contact form and we will ask a few questions about the roof. You will have a price before anything is arranged.
Kensal Town homes and their roofs
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Kensington Palace, about 1.6 miles south-east, show how far back building in the area around Kensal Town goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Parking in Kensal Town, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door cannot be promised. Landlords with a home close to Queens Park (London) station may find that a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as St Thomas Kensal Town are often among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Surveys in W10, W9 and W11 work the same way as everywhere else we cover. You will find streets such as Peach Road, Parry Road and Barlby Road, and we cover them all. Further out, we also cover London (5 miles east), City of Westminster (3 miles east), Marylebone (3 miles east), St Pancras (4 miles east), Shoreditch (6 miles east) and Walthamstow (9 miles north-east).

Honest limits
Without opening up the roof, some things stay hidden, so a survey has limits:
- Repair costs for putting snags right
- Whether the roof will leak in future
- Fixings and underlay hidden under the coverings
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.
Roof types and parts we check
- Loft conversions and dormers
- Ridges and verges
- New flat roofs
- Replacement roofs
- New-build homes
- Flashings and valleys
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Why it’s worth a survey now in Kensal Town
You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Before and after the survey
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:
- Agree snagging with your roofer at the start
- Watch for gutters overflowing in rain
- Look for new stains after a downpour
- Put any issues to your roofer in writing
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That’s worth bearing in mind if a payment date is close.
Note the end date of any defects or warranty period. Arrange an inspection in good time so there is time to raise anything.

How the survey works
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes about 1–2 hours at most homes, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Kensal Town we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- First, you let us know what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the loft space, where there is safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
Preparing for the visit
- Keep pets inside or away from the areas we are looking at
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices
