Electronic Leak Detection in Kensal Town
Electronic leak detection for homes and businesses in Kensal Town. We’ve completed more than 5,000 surveys across London and South East England.
- Leaks under green or ballasted roofs
- Patched roofs that still leak
- New membranes needing a check before handover
What we cannot see
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Repairing the breaches (that is for your roofer)
- Some conductive membranes
- Water entering through details rather than the membrane
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

How electronic leak detection works in Kensal Town
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a written report with photos of each breach found. If you’ve noticed water coming in under a flat roof and leaking laps in the waterproofing, we can find out what’s behind it.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. In Kensal Town, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey changes by roof type
Inverted and paved roofs
If the build-up rules out ELD, we’ll say so.
Green and ballasted roofs
ELD is easier on a new roof before it is covered.
Common roof problems in Kensal Town
On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.
Look out for signs like these:
- Punctures from foot traffic or tools
- Patched roofs that still leak
- Leaks at pipes, outlets or fixings
- A flat roof leak that cannot be traced
Anyone responsible for a site like St Thomas' CofE Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Before you book any roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether VAT is in the quoted price
- What happens after the report arrives
- What’s outside the scope of the survey
Landlord and commercial surveys in Kensal Town
Businesses and commercial landlords can book us too. Larger roofs take longer.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.
What happens on the day
After the inspection, everything we found is written up as a report with photographs. As for time on site, most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you know about the roof and the leak.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- A report with photos shows where each breach is.
Before the survey
- Move anything stored under the loft hatch
- Jot down any questions you want answered
- Find any records of previous roof work

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Limit access to the roof
- Use boards when working on the roof
- Tell us about the membrane and build-up if you know it
- Clear flat roof outlets regularly
Keep the report with the roof’s records. It shows the condition of the membrane on that date.
Don’t leave a flat roof leak running. Water under a membrane can spread.

Kensal Town: your questions answered
Is parking a problem for a survey in Kensal Town?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Do you cover commercial flat roofs around Kensal Town?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.
Will you go up on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do you work in Kensal Town?
Yes. Our area covers London and South East England, Kensal Town included.
