Landlord and commercial surveys in North Kensington
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which can make access easier.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
Electronic leak detection in North Kensington
A leak in a flat roof frequently shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly and locates the breach. It is testing only and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey flat roof membranes, roof terraces and balconies and single-ply roofs, and the problems we are asked to look at most are repairs that haven’t stopped the leak and leaks showing away from the breach.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in North Kensington, access is agreed with whoever manages the roof before the visit. Plant bases, rooflights and cable entries are all places where water can get in.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Flat roofs in North Kensington
North Kensington has a number of hotels within about a mile and a half. If you look after one, a leak through a flat roof can put a room out of use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Anyone responsible for a site like Barlby Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own a rental within reach of Kensal Green station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you own one of the older houses in the streets near Dissenters' Chapel, the flat roofs on later extensions tend to wear out long before the main roof.

North Kensington: your questions answered
Is my home in North Kensington listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is parking a problem for a survey in North Kensington?
It depends on the street. If North Kensington has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Useful tips for North Kensington property owners
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Clear flat roof outlets regularly
- Don’t keep patching the same spot
- Note where leaks show inside and when
- Make sure trades protect the waterproofing
Wet insulation may need attention after a leak. That’s something to discuss with your roofer and other checks can help judge it.
Clear flat roof outlets regularly. Water that sits on the roof finds breaches faster.
Different roofs, different checks
Single-ply membranes
ELD frequently works on single-ply membranes, depending on the type and build-up.
Bituminous membranes
ELD is often possible on bituminous membranes though the layers below matter.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes a length of time set by the roof’s area and construction, which we set out in the quote. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Before we arrive
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
- Let us know about any leaks, stains or damp patches you know of
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.
Related advice
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
How we price electronic leak detection
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- Roof area
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What to tell us when you get in touch
Getting the details right at the start saves time. It helps to include:
- Pictures of the roof from a safe spot, if you have them
- The style of property, from a terrace to a block
- The property’s address and postcode
- Any marks or damp showing indoors
