New roof snagging in Kensal Rise

Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. Finding these early makes them easier to raise. We survey new flat roofs, flashings and valleys and ridges and verges, and the problems we are asked to look at most are signs of condensation in the roof space and loose flashings at walls or chimneys.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Kensal Rise, that shapes what can be checked: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease usually sets out who is responsible for the roof.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most homes, depending on how much new work there is to check. In Kensal Rise, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. The loft space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Before we arrive

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • Jot down any questions you want answered

Kensal Rise homes and their roofs

The wider area around Kensal Rise has a long history of building, with Winfield House about 2.2 miles east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Kensal Rise is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Take an older house close to Church of St John the Evangelist: the roof may have had decades of patch repairs, and the survey shows where they are. Controlled parking zones are common in London, so mention any permit rules for Kensal Rise, along with any off-street space.

Why get it checked now?

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. In Kensal Rise, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Kensal Rise: your questions answered

Is my home in Kensal Rise listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you cover Kensal Rise?

Yes, Kensal Rise is within the area we cover. We work right across London and the South East. You can call 07833 053749 or send us an email with the address and a few details.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long will you be on site?

It normally takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. You will know roughly how long when we arrange it.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Look for new stains after a downpour
  • Check that gutters weren’t left full of offcuts
  • Send the snagging report to your roofer
  • Check lower roofs and walls after scaffolding comes down

Your roofer can use the report to put the snags right. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.

File the contract, invoices and warranty papers in one place. The report belongs with them.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the new coverings
  • How the roof will perform for years to come
  • Pricing the remedial work

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

We survey roofs for landlords and letting agents as well as homeowners. A written report with photographs gives you a clear record of the new roof.

Do you need new roof snagging in Kensal Rise?

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

Common reasons to book include:

  • Debris left in gutters or valleys
  • Underlay not dressed into the gutter
  • Loose or badly finished ridge tiles
  • Vents that weren’t fitted or are covered

If you let a flat or house near Kensal Rise station, a written report helps before buying a rental or paying for a new roof on one.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you’ll get the report
  • How they plan to inspect the roof safely
