Kensal Rise homes and their roofs

Historic houses such as Winfield House, about 2.2 miles east, show how far back building in the area around Kensal Rise goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Kensal Rise is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Kensal Rise station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as Queen’s Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If yours is one of the older homes in the streets near Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Chimney survey in Kensal Rise

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. If you’re worried about mortar washing out of the joints and signs that a stack is leaning, a survey will tell you what’s going on, on brick chimney stacks, flaunching and chimney pots and cowls alike.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Kensal Rise has one, it needs checking from somewhere that can actually see it.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

How we price chimney surveys

All our prices include VAT. What changes the price is:

  • Whether thermal imaging or a drone is needed
  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What to let us know when you contact us

Getting the details right at the start saves time. Please include:

  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

What we do, step by step

Every roof is different; as a rough guide, the survey takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. Surveys in Kensal Rise can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • If you are buying, let the agent know when we are coming
  • Tell us where we can park nearby
  • Have any paperwork from past roof work to hand

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Chimney breasts and the loft

In the loft, staining around the stack frequently shows where water is getting in. We record what we see with photos.

Leave it or get it looked at?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before booking.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Never climb onto the roof to look at a chimney
  • Ask about consent before removing a chimney on an older property
  • Look at the chimneys with binoculars after a storm
  • Keep track of stains on chimney breasts

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Kensal Rise questions

Is my home in Kensal Rise listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Kensal Rise station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

How long will you be at the property?

It usually takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. We’ll confirm the timing as you book.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to.

Is a leaning chimney dangerous?

Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
