Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photos.

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

About our chimney survey in Kilburn

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are signs that a stack is leaning and worn or missing pointing, on flaunching, chimney breasts and lead flashings.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Kilburn has one, it needs checking from somewhere that can actually see it.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Prices for chimney surveys in Kilburn

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Photos help, if you have them. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.

Surveys for landlords and agents in Kilburn

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we will plan the visit with that in mind.

Chimney surveys around Kilburn

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Kilburn has a long history of building, with Winfield House about 1.7 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a shop, office or commercial unit, for instance near O2 Centre, a roof report helps plan work around trading rather than after a leak. If you look after a building such as Salusbury Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces like Queen’s Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, or half a day or so for a commercial building. If you have questions on the day, just ask. In Kilburn, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Advice

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Questions from Kilburn

Can a landlord with a rental near Queens Park (London) station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

How do I find out if my home in Kilburn is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
