Roof leak investigations in South Acton

How a roof leak investigation works in South Acton

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. Common reasons to book are water marks that spread in wet weather and water that shows only in certain storms, across the roof space, rooflights and dormers and chimney stacks.

In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in South Acton, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Different roofs, different checks

Valleys

A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

Leave it or get it looked at?

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. In South Acton, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Signs you need a roof leak investigation in South Acton

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

A survey can pick up problems like:

  • Stains around a skylight
  • Damp walls below an overflowing gutter
  • Water marks that spread in wet weather
  • Staining around the chimney inside

Take a building like Ark Acton Academy: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Before you book any roof surveyor

  • What they will not be able to tell you
  • Whether you can ask questions once you have the report
  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?

South Acton questions

Can parking be tricky for a visit in South Acton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you cover South Acton?

Yes, South Acton is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or use the contact form with the address and some details.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Could my leak actually be condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Can you always find the source?

We cannot promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. From the street, a London terrace usually shows only its front slope or parapet, so in South Acton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You get in touch with details of the leak and any photos.
  2. We look at the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

How to prepare

Advice

Roof leak investigations in South Acton: local notes

Historic houses such as Gunnersbury Park, about 0.3 miles south-west, show how far back building in the area around South Acton goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from.

If you look after a shop, office or commercial unit, for instance near Livat Hammersmith, a quick answer on where water is coming in keeps a business running. If your home is one of the older ones in the streets near Church of All Saints, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.
