Roof leak investigations for homes and businesses in Hanger Hill

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. We are often asked to look into leaks at a dormer or roof window and damp walls below an overflowing gutter, on chimney stacks, flat roof details and the roof space.

London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Hanger Hill tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Surveys in Hanger Hill can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Hanger Hill questions

Do you carry out roof surveys in Hanger Hill?

Yes, Hanger Hill is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Hanger Hill?

Sometimes, yes. If Hanger Hill has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Can you always find the source?

Not always, and we’ll be honest about that. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Faults hidden behind ceilings or boarding
  • A promise to find every leak on a single visit
  • Water from pipes, tanks or heating systems

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

Hanger Hill roofs and the weather

With Pitzhanger Manor about 1.2 miles south-west, Hanger Hill sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

For site and facilities teams at buildings such as Holy Family Catholic Primary School, tracing a leak on a big roof starts with where the water appears and works back. If your home is one of the older ones in the streets near Church of the Ascension, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Homes near green spaces such as Ealing Common can get more leaves in their gutters in autumn.

Tips that help

These tips come from what we see on roofs every week:

  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak
  • Don’t climb onto the roof to look

We email the report to you, with photos of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep gutters, valleys and outlets clear, particularly in autumn. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Checking the roof from ground level

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Linings, joints and outlets are inspected wherever it is safe.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.
