What affects the cost of chimney surveys
Prices vary from roof to roof, and it comes down to:
- The size of the roof
- Building height and the viewpoints available
- The shape of the roof and its details
- The use of thermal imaging or a drone
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
Booking your survey
A little information up front helps. It is useful to include:
- Pictures of the roof from a safe spot, if you have them
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Where the property is, with the postcode
A quick phone call is typically the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Chimney survey in Park Royal: what you get
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. We record what we find with photographs and recommendations. We survey lead flashings, chimney breasts and chimney pots and cowls, and people most often book us about a chimney out of line and lifted or split lead flashings.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Park Royal as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours for a house, and longer for a large or complex roof. In Park Royal, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- If it isn’t your property yet, arrange access through the agent

What we are asked to look at in Park Royal
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.
It is worth booking a survey if you’ve seen:
- Damp patches on chimney breasts
- Unused flues sealed without airflow
- Gaps in the mortar around the pots
- Mortar washing out of the joints
For site and facilities teams at buildings like West Twyford Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- When you’ll get the report
- Which parts of the roof they’ll actually see
- Whether the loft is part of the inspection
- Whether VAT is in the quoted price
Park Royal homes and their roofs
Historic houses like Pitzhanger Manor, about 2 miles south-west, show how far back building in the area around Park Royal goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Homes near green spaces such as St. Raphael's Edible Garden can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Harlesden station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about chimney surveys in Park Royal
Is parking a problem for a survey in Park Royal?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you survey roofs for landlords with property near Harlesden station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you find out why my chimney breast is damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.
What do you check on a chimney?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the roof space where we can reach. Everything is written up with photographs.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.
For landlords and managing agents
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

What else we do in Park Royal
Before and after the survey
A little preparation and a few simple habits help. Our tips:
- Ask for ventilated caps on redundant stacks
- Use the report as a baseline for future checks
- Keep track of stains on chimney breasts
- Ask about consent before removing a chimney on an older property
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
