What a chimney survey looks like in West Twyford

With Pitzhanger Manor about 1.8 miles south-west, West Twyford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a shop, office or commercial unit, for instance near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as West Twyford Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Stonebridge Park station, the gap between tenancies is a good time to have the roof looked at.

About our chimney survey in West Twyford

Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey flaunching, brick chimney stacks and shared and party-wall stacks, and people most often book us about disused chimneys trapping moisture and damp patches on chimney breasts.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in West Twyford as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Why it is worth a survey now in West Twyford

Most people never get a careful look at their chimney stacks. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What you get with us

  • Professional indemnity and public liability insurance
  • Independent findings on the roof’s condition

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so in West Twyford we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check fixings on the stack are secure
  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Common questions in West Twyford

Is my home in West Twyford listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will parking be an issue for a roof survey in West Twyford?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Do you need to go on the roof to check the chimney?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Our stack is shared. Can you still survey it?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether a gas appliance or its flue is safe
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.
