Local roofs in West Twyford

With Pitzhanger Manor about 1.8 miles south-west, West Twyford sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces like St. Raphael's Edible Garden can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Anyone responsible for a site like West Twyford Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Gutter survey in West Twyford

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey outlets and hoppers, eaves gutters and downpipes, and people most often book us about hoppers and outlets full of debris and leaking or loose downpipes.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In West Twyford, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In West Twyford, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before booking. The full list of what we check.

Roofs we survey in West Twyford

  • Downpipes
  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Look for new stains on ceilings below valleys after rain
  • Look for downpipes coming loose
  • Check for spilling water in a downpour
  • Get the gutters cleaned out every year

For let and shared buildings, the report can go on file to help plan maintenance. The photographs help when you explain the work to others.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is typically after the leaves have dropped. Clear gutters can carry water away as they should.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

West Twyford: your questions answered

Will parking be an issue for a roof survey in West Twyford?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Can a landlord with a rental near Stonebridge Park station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Will you go up on the roof?

Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you use drones?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

How much time does the visit need?

A visit typically takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. You’ll know roughly how long when we arrange the visit.

Can you tell me if my old gutters contain asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Do you need a gutter survey in West Twyford?

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead linings can also be stolen.

Here are some of the things we see frequently:

  • Downpipes that are split or coming away
  • Hoppers and outlets full of debris
  • Joints that drip after rain
  • Soffits marked by water

For an older house near a landmark such as Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
