Landlords, agents and block managers in West Twyford
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Pre-purchase roof survey in West Twyford
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We are often asked to look into sagging ridge lines or uneven roof slopes and quick fixes on flashings and valleys, across natural slate, the roof space and lead flashings and valleys.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in West Twyford, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Leave it or get it looked at?
Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

The survey, step by step
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in West Twyford runs like any other.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we’ll get in, including the loft.
- We check the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller
- Clear the way to the loft hatch

Pre-purchase roof surveys in West Twyford: local notes
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Pitzhanger Manor about 1.8 miles south-west, West Twyford sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
West Twyford is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking. If you own a rental within reach of Stonebridge Park station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
West Twyford questions
Can parking be tricky for a visit in West Twyford?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Are there drone restrictions around West Twyford?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying.
How do I arrange a pre-purchase roof survey in West Twyford?
To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How long does a pre-purchase roof survey take?
The visit normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing when booking.
Which days do you carry out surveys?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Do you go up on the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
Tips that help
There is plenty you can do without going near the roof. What helps most:
- Check we’ll be able to get into the loft space
- Look for fresh paint on upstairs ceilings at viewings
- Don’t leave it until just before exchange
- Let us know your exchange date as you book
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
Common roof problems in West Twyford
Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We do not test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
It is worth booking a survey if you’ve seen:
- Blocked or leaking gutters
- A ridge or slope that dips
- Signs of past leaks inside the loft
- Slates or tiles that have slipped or gone
For an older house near a landmark like Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.
Before booking anyone
- What experience they bring
- Are they insured for the work?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long the report takes to arrive
