Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Photograph damp patches with the date
  • Check unused flues are capped with ventilation
  • Have brackets on the chimney checked
  • Glance at the stacks from the street now and then

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Chimney surveys for homes and businesses in Old Oak Common

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are a stack that appears to lean and redundant stacks capped without ventilation, across chimney pots and cowls, flaunching and brick chimney stacks.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Areas we cannot view from safe positions
  • Hidden damage within the stack

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What we check

  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney breasts
  • Lead flashings

What affects the price in Old Oak Common

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Chimney survey starts from £150, including VAT.

What we need to know

A few details help us point you to the right survey and price. When you contact us, tell us:

  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, like exchange
  • Whether there is a loft hatch, a shared roof or tricky access

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or drop us an email.

Old Oak Common: your questions answered

Is my home in Old Oak Common listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Willesden Junction station?

Yes, rented property is part of what we cover. Just call 07833 053749 or send us an email and let us know about the building.

Do you inspect shared chimneys?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Do you inspect the flue?

No. It isn’t a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

The survey, step by step

The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. In a London area like Old Oak Common, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey
  • Gather any invoices or paperwork from past roof work

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Chimney surveys around Old Oak Common

The wider area around Old Oak Common has a long history of building, with Kelmscott House about 2.5 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Old Oak Common is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Willesden Junction station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for example near Westfield London, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Trees in and around Little Wormwood Scrubs shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
