Gutter surveys in Wembley

Gutter surveys in Wembley: local notes

Northolt Manor, about 3.4 miles west, is one of the historic houses in the wider area around Wembley. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like Wembley Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Preston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Wembley is about 5 miles west of Hampstead, in Greater London. In Wembley, as across Greater London, every roof gets the same careful survey. Wembley is one of the places in Greater London we cover. London is in our area too.

All of HA9, HA0, HA1 and NW9 is within our area for gutter surveys. If you need a gutter survey at a property on Market Way, London Road and Queenscourt or anywhere close by, we can survey it. Gutter surveys for homes and businesses in Wembley

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. We are frequently asked to look into gutters full of debris and silt and gutters overflowing in heavy rain, on fascias and soffits, valley gutters and parapet and box gutters.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Wembley with this kind of roof, the hidden gutter is one of the first things to check.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Roof by roof

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. Most surveys take an hour or two for a house, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Make sure pets are kept safely away
  • Point out any leaks or damp patches
  • If you’re buying, let the agent know when we’re coming

Surveys for landlords and agents in Wembley

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

How we price gutter surveys

Prices always include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • Whether it is a home or a commercial building
  • The size of the roof

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch

Gutter survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or email us to find out.

When to book a survey in Wembley

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

It is worth booking a survey if you’ve seen:

  • Sagging gutters and loose brackets
  • Soffits marked by water
  • Blocked outlets and hoppers
  • Water spilling over the gutter edge

If you let a flat or house near North Wembley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Choosing a roof surveyor

  • Is VAT included in the price?
  • When you’ll get the report
  • Are they insured for the work?
  • What the survey won’t cover

What a roof survey includes

Wembley: your questions answered

Do you survey roofs for landlords with property near North Wembley station?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Can parking be tricky for a visit in Wembley?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Will you check the drains below ground?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
