About our gutter survey in Preston

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. We survey parapet and box gutters, eaves gutters and outlets and hoppers, and people most frequently book us about hoppers and outlets full of debris and dripping or leaking gutter joints.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Preston, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at

FAQs for Preston

I let a flat near South Kenton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Preston?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or use the contact form.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. The full list of what we check.

What a gutter survey looks like in Preston

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3 miles north-west lies Headstone Manor, a reminder of how long the area around Preston has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

The streets around a church such as Church of the Ascension are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Preston Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Do you need a gutter survey in Preston?

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Most people get in touch after spotting one of these:

  • Rotten fascias or stained soffits
  • Gutters full of debris and silt
  • Dripping or leaking gutter joints
  • Sagging gutters and loose brackets

Landlords with a home close to South Kenton station may find that a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What the report includes, and whether it has photographs
  • Are they insured for the work?
  • Which viewpoints they use to see the roof

What a good roof survey covers

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Keep climbers away from the eaves
  • Check the loft with care after heavy rain

Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Roof by roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
