Roof surveys for homes and businesses in Bedford Park

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey ridges, hips and valleys, clay and concrete tiles and the roof space, and people most often book us about ponding, splits or blisters on flat roofs and water stains on rafters and ceiling joists.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Bedford Park. To discuss a property or a block, phone 07833 053749 or send us an email.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form.

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Flat roof coverings

A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.

The survey, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. For a visit in Bedford Park, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Make sure we can get to the back of the property
  • Leave a clear route to the loft
  • If it isn’t your property yet, arrange access through the agent

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Advice

FAQs for Bedford Park

Do you survey roofs for landlords with property near South Acton station?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or email us and tell us about the building.

Does a conservation area affect roof work in Bedford Park?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Signs you need a roof survey in Bedford Park

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

Things that often lead to a survey include:

  • Ridge tiles that have lifted or moved
  • Loose chimney pots
  • Blocked, sagging or leaking gutters
  • Lifted, split or missing lead flashings

With Hogarth's House about 0.9 miles south, the area around Bedford Park has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

What to check before booking

  • What insurance they carry
  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • What’s outside the scope of the survey

What a roof survey includes

Local roofs in Bedford Park

Bedford Park is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, the exact boundary is checked for the address first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near St Peter's, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Southfield Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
