Roof surveys in South Acton

What happens if roof problems are left?

It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. In South Acton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Why book with us

  • Two decades and more of roof surveys
  • Package prices that include VAT
  • Satisfaction rate of 98%
  • CAA-registered drone operator (Flyer ID and Operator ID)

Roof survey in South Acton

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We are frequently asked to look into worn or blocked valleys and cracked mortar along the ridge, across ridges, hips and valleys, lead flashings and natural slate.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in South Acton has one, it needs checking from somewhere that can actually see it.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Practical tips

A little preparation and a few simple habits help. Some pointers:

  • Move stored items away from the loft hatch
  • Check the roof from the ground after storms
  • Don’t climb onto the roof yourself
  • Hold on to the report for future surveys

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

South Acton homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own a rental within reach of South Acton station, a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Livat Hammersmith, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Your questions about roof surveys in South Acton

Does a conservation area affect roof work in South Acton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

I let a flat near South Acton station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or email us and tell us about the building.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you look at a roof that’s joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • How the roof will behave in every kind of weather
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.

What we check

  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Chimney stacks
  • Lead flashings
  • Natural slate
  • Clay and concrete tiles

Landlords, agents and block managers in South Acton

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photographs.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

What happens on the day

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask. In South Acton, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Tell us where we can park nearby
  • Point out any leaks or damp patches
  • Leave side gates unlocked
