Roof survey in Gunnersbury: what you get

There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. If you’ve noticed torn or sagging underlay and ponding, splits or blisters on flat roofs, a survey will tell you what’s going on, on lead flashings, chimney stacks and clay and concrete tiles alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a roof survey in Gunnersbury?

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

These are some of the problems a survey can pick up:

  • Cracked mortar along the ridge
  • Flashings that have come away from the wall
  • Worn or blocked valleys
  • Gaps in the roof where coverings have gone

Landlords with a home close to Gunnersbury station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Whether the price includes VAT
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their report turnaround times
  • Their drone registration, if they fly one

What a roof survey includes

Prices for roof surveys in Gunnersbury

When we price a survey, we consider:

  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Whether it is a home or a commercial building

Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or send us an email to find out.

How the survey works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In Gunnersbury, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Leave side gates unlocked
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Advice

Questions from Gunnersbury

Is parking a problem for a survey in Gunnersbury?

Parking in Gunnersbury, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Can you fly a drone over a roof in Gunnersbury?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.

Do you work in Gunnersbury?

Yes. We cover Gunnersbury and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or send us an email.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Let us know about past leaks
  • Watch for slipped slates after bad weather
  • Take photos of any leaks as they happen
  • Ask about a flat roof on an extension or garage too

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

What we can’t see

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What our survey covers.

What we look at

  • Lead flashings
  • Flat roofs
  • Chimney stacks
  • The roof space
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles

What a roof survey looks like in Gunnersbury

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Gunnersbury has a long history of building, with Gunnersbury Park about 0.7 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings like Strand-on-the-Green Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near St Michael's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
