What a chimney survey looks like in Gunnersbury

Gunnersbury Park, about 0.7 miles north-west, is one of the historic houses in the wider area around Gunnersbury. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If your house is among the older ones in the streets near St Michael's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Turnham Green can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Gunnersbury is about 1 mile south of Acton, in Greater London. Houses, flats, blocks and commercial buildings in Gunnersbury can all book chimney surveys. We cover towns and villages across Greater London, from the larger towns to small villages. For surveys nearby, see our London page.

How a chimney survey works in Gunnersbury

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and our recommendations. We’re often asked to look into worn or missing pointing and damp patches on chimney breasts, across brick chimney stacks, shared and party-wall stacks and chimney breasts.

London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Gunnersbury as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Prices for chimney surveys in Gunnersbury

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Roof area
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Chimney survey starts from £150, including VAT.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The kind of building and roof involved

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or send us an email.

What we look for on each type of roof

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask for ventilated caps on redundant stacks
  • Make sure fixings on the stack are secure
  • Have the flue swept and checked if you use the fire
  • Never climb onto the roof to look at a chimney

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

  • Chimney breasts

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes an hour or two on an ordinary house, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so in Gunnersbury we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Leave side gates unlocked

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Advice

When to book a survey in Gunnersbury

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

We are frequently asked to look at:

  • Eroded joints in the brickwork
  • Flaunching that has broken away
  • Damaged chimney pots and cowls
  • Gaps where the stack meets the roof

If you look after a shop, office or commercial unit, for instance near Livat Hammersmith, a dated report on the roof is useful for planning and for any lease discussions.

Questions to ask before booking

  • Whether they hold professional indemnity and public liability insurance
  • How soon the report will arrive
  • What follow-up you get after the report
  • Is VAT included in the price?

Gunnersbury questions

Does a conservation area affect roof work in Gunnersbury?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Gunnersbury station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and a few details.

How long does the survey take?

It normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. You will then get the report by email.

Do you look in the roof space?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

What happens after the survey?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How do I book a survey in Gunnersbury?

The quickest way is to phone 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. Surveys run seven days a week.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
