Landlord roof surveys for homes and businesses in Gunnersbury

A roof condition report helps you plan maintenance and set budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t include repair cost estimates but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey flat roofs on blocks, converted houses and rented houses, and the problems we are asked to look at most are worn ridges, hips and verges and damaged pots and flaunching.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How we price landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • Any need for thermal images or a drone flight
  • The roof’s overall size

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we need to know

These details help when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • When you need the report by

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You’ll know the price before anything is booked.

What happens on the day

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Advice

Do you need a landlord roof survey in Gunnersbury?

Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.

We’re often asked to look at:

  • Parapets and upstands in poor repair
  • Leaks into upper flats
  • Gutters overflowing onto walls
  • Standing water on a flat roof

If you let a flat or house near Gunnersbury station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Whether VAT is in the quoted price
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • What the survey will not cover

Surveys for landlords and agents in Gunnersbury

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Landlord roof surveys around Gunnersbury

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Gunnersbury is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Gunnersbury has a long history of building, with Gunnersbury Park about 0.7 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Anyone responsible for a site like Strand-on-the-Green Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near St Michael's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from Gunnersbury

How do I find out if my home in Gunnersbury is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Gunnersbury?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you work in Gunnersbury?

Yes, we do. We carry out landlord roof surveys in Gunnersbury.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Will you say whether the freeholder or leaseholders should pay?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Leave it or get it looked at?

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. In Gunnersbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
