New roof snagging for homes and businesses in Gunnersbury

A new roof is a big spend, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. You get a photo-illustrated written report to share with your roofer. We are independent of the roofer who did the job. We survey new-build homes, replacement roofs and loft conversions and dormers, and common reasons people get in touch are gaps at new flashings and underlay not dressed into the gutter.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. That matters for anyone buying in Gunnersbury or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Checking the roof from the ground

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Signs you need new roof snagging in Gunnersbury

Most homeowners can’t get a good look at their new roof. Without an independent check, you are relying on what can be seen from ground level and you may be asked to pay anyway.

Problems we come across frequently include:

  • Signs of condensation in the loft space
  • Tiles or slates sitting out of line
  • Flashings not properly dressed or fixed
  • Poorly finished verges

Controlled parking zones are common in London, so mention any permit rules for Gunnersbury, along with any off-street space.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
  • Which limits apply to the survey
  • Which viewpoints they use to see the roof

What’s in a roof survey

What happens on the day

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Gunnersbury runs like any other.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Make sure pets are kept safely away
  • Note where any stains or damp appear

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the new coverings
  • Areas out of view from each safe vantage point
  • Pricing the remedial work

Questions from Gunnersbury

Can parking be tricky for a visit in Gunnersbury?

It depends on the street. If Gunnersbury has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is Gunnersbury in the area you cover?

Yes, Gunnersbury is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or use the contact form and tell us about the property, and we’ll talk through which survey suits.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags for you to pass to your builder.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies.

Will you deal with my roofer if there is a problem?

No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Different roofs, different checks

Valleys

A valley takes water from two slopes, so it needs to be finished well. The lining and the cut coverings along it are checked.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles where we can see them.

Surveys for landlords and agents in Gunnersbury

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Local roofs and buyers in Gunnersbury

Historic houses such as Gunnersbury Park, about 0.7 miles north-west, show how far back building in the area around Gunnersbury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of Gunnersbury station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as St Michael's Church are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
