Gutter surveys in Gunnersbury

How a gutter survey works in Gunnersbury

Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from ground level, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey fascias and soffits, outlets and hoppers and valley gutters, and the problems we’re asked to look at most are dripping or leaking gutter joints and soffits marked by water.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Gunnersbury has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: if work is needed, the report says so clearly.

Common roof problems in Gunnersbury

Hidden gutters are frequently lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.

It’s worth booking a survey if you’ve seen:

  • Water spilling over the gutter edge
  • Hoppers and outlets full of debris
  • Sagging gutters and loose brackets
  • Overflowing valley or parapet gutters

For businesses in and around places such as Livat Hammersmith, a dated report on the roof is useful for planning and for any lease discussions.

  • Whether VAT is added on top
  • What the survey will not cover
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

How we price gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • The type of building, from a house to a block or an office

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

We will usually ask about:

  • Access details, such as a loft hatch or a shared roof
  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we’ll point you to the right survey. The price is agreed up front.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Gutter surveys in Gunnersbury: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.7 miles north-west lies Gunnersbury Park, a reminder of how long the area around Gunnersbury has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live in an older home near St Michael's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Strand-on-the-Green Junior School: a written record of a large roof helps plan work for the holidays rather than in term time.

Gunnersbury: your questions answered

Do you survey roofs for landlords with property near Gunnersbury station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can parking be tricky for a visit in Gunnersbury?

It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Will you check the drains below ground?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, ring 07833 053749 or use the contact form.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Surveys in Gunnersbury can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Related advice

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Check downpipe clips are holding
  • Watch ceilings under valley gutters for fresh marks

You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow, and the water they spill can damage walls and timber.

What a gutter survey does not cover

In fairness, there are limits to any roof survey:

  • The inside of buried drains
  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.
