What a gutter survey looks like in Grove Park

Chiswick House, about 0.5 miles east, is one of the historic houses in the wider area around Grove Park. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Living close to Dukes Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own one of the older houses in the streets near St Paul's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Chiswick station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How a gutter survey works in Grove Park

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, but we flag anything that could contain it. We survey valley gutters, eaves gutters and fascias and soffits, and the problems we’re asked to look at most are leaking or loose downpipes and overflowing eaves gutters.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Grove Park as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In Grove Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Have gutters cleared at least once a year
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours
  • Make sure downpipe clips are holding

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What we look for on each type of roof

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.

Fascias and soffits

Overflowing water stains soffits and rots timber. We check them along with the gutters.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Grove Park. For a price for a let property or a block, phone 07833 053749 or use the contact form.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

How it works

After the inspection, everything we found is written up as a report with photos, sent to you by email. As for time on site, most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Grove Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • For flats, check roof access has been agreed
  • Find any records of previous roof work
  • Clear the way to the loft hatch

How to book

Grove Park: your questions answered

Is parking a problem for a survey in Grove Park?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

I let a flat near Chiswick station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

How much time does the visit need?

It normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. We will give you an idea as you book.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we will explain what’s needed.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
