How new roof snagging works in North Sheen
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. Each item is photographed. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. We survey loft conversions and dormers, replacement roofs and new-build homes, and common reasons people get in touch are cracked or slipped new tiles or slates and damage to other parts of the building.
In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in North Sheen, or have just had new roofing work done, those junctions are often where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

FAQs for North Sheen
Can parking be tricky for a visit in North Sheen?
Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Is my home in North Sheen listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How much is new roof snagging?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your roof, phone 07833 053749 or email us.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Can you survey in bad weather?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What new roof snagging looks like in North Sheen
Kew Palace, about 1 mile north-west, is one of the historic houses in the wider area around North Sheen. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. For a purchase or a newly finished roof, the materials decide which details matter most.
If you live in an older home near The Barn Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Kew Gardens station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. North Sheen is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Practical tips
Here are a few things we’d tell any owner:
- Watch for gutters overflowing in rain
- Check the roof before you pay in full
- Send the snagging report to your roofer
- Let your roofer know an inspection is planned
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. If a payment is due soon, choose the package that fits.
Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.
What a survey costs
Our packages start from £150, including VAT. What you pay for your roof depends on:
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- Extensions, dormers and garages with roofs of their own
- Features like valleys, chimneys, dormers and parapets
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
Getting in touch
If you can, have these to hand when you contact us:
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- Whether there is a loft hatch, a shared roof or tricky access
- The kind of building and roof involved
Every survey is priced before it’s booked, so you know where you stand. New roof snagging starts from £150, including VAT. To book, ring 07833 053749 or email us.
How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- First, you tell us what the roofer did and any concerns you have.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the roof space, where there is safe access, and around the property for debris or damage.
- The snags are written up with photos for you to share with your roofer.
Preparing for the visit
- For flats, check roof access has been agreed
- If you are buying, check with the agent that we can get in
- Find any records of previous roof work

Why get it checked now?
Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Spotting them early gives the roofer a chance to put them right. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
