Roof survey in North Sheen: what you get

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Typical surveys look at water stains on rafters and ceiling joists and ponding, splits or blisters on flat roofs, on clay and concrete tiles, natural slate and flat roofs.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in North Sheen has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

What a roof survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)
  • Walls, floors and services below the roof

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Flat roofs
  • Natural slate

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • Roof area

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

If you can, have these to hand when you contact us:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Surveys for landlords and agents in North Sheen

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Common questions in North Sheen

Can a landlord with a rental near Kew Gardens station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is parking a problem for a survey in North Sheen?

It can be, so it is useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

How do I arrange a roof survey in North Sheen?

To book, call 07833 053749 or use the contact form and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

What happens on the day

We don’t take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. Most visits take between one and two hours at a typical home, though large, tall or awkward roofs take more time. From the street, a London terrace typically shows only its front slope or parapet, so a visit in North Sheen moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it is shared

Advice

Roofs, chimneys and gutters in North Sheen

Historic houses such as Kew Palace, about 1 mile north-west, show how far back building in the area around North Sheen goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of North Sheen. Where the drone is part of the survey, the exact boundary is checked for the address first.

Take a building like Kew Riverside Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as The Barn Church are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For businesses in and around places such as Livat Hammersmith, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Leave roof access to professionals
  • Hold on to the report for future surveys
  • Mention any flat roofs as well as the main roof
  • Photograph stains when they appear

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
