Chimney survey in North Sheen

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photographs. Common reasons to book are mortar washing out of the joints and loose, cracked or missing pots, on flaunching, shared and party-wall stacks and chimney breasts.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in North Sheen as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Roofs, chimneys and gutters in North Sheen

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in North Sheen is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1 mile north-west lies Kew Palace, a reminder of how long the area around North Sheen has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live near a park like Dukes Meadows, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church like The Barn Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

North Sheen is about 3 miles south of Acton, in Greater London. Bookings from North Sheen are handled just like any other: get in touch, agree the price and pick a day. North Sheen is one of the places in Greater London where we work for chimney surveys. For surveys nearby, see our London page.

Prices for chimney surveys in North Sheen

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What to tell us when you contact us

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or email us.

Why get it checked now?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, a little longer where there are several stacks. If you have questions on the day, just ask. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • Make sure we can get to the back of the property
  • Let us know about parking near the property
  • Agree roof access with the managing agent if it is shared

Common questions in North Sheen

Can parking be tricky for a visit in North Sheen?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in North Sheen is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Useful tips for North Sheen property owners

A little preparation and a few simple habits help. Our tips:

  • Use a Gas Safe registered engineer for gas appliances
  • Photograph damp patches with the date
  • Leave close inspection to people with safe access
  • Check that disused chimneys can still breathe

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Signs you need a chimney survey in North Sheen

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Signs worth acting on include:

  • Bricks with flaking faces
  • Flaunching that has broken away
  • Damp on a chimney breast inside
  • Signs that a stack is leaning

If you let a flat or house near Kew Gardens station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photographs
  • What happens after the report arrives

What a roof survey includes

Different roofs, different checks

Flaunching

We often find flaunching that has cracked or broken away. Caught early, it’s often a small job.

Rendered stacks

What’s behind the render can’t be seen without removing some, so the report says what can and can’t be judged.
