East Sheen Chimney Survey
Chimney surveys across East Sheen, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Damp on a chimney breast inside
- Gaps where the stack meets the roof
- Signs that a stack is leaning
Why it is worth a survey now in East Sheen
Most people never get a close look at their chimney stacks. Defects tend to go unseen until there’s a stain. Surveying the stack now can catch problems first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for your survey before you book.

Chimney surveys for homes and businesses in East Sheen
A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. Common reasons to book are damp patches on chimney breasts and frost-damaged brickwork on the stack, on lead flashings, shared and party-wall stacks and chimney breasts.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In East Sheen, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

How the survey changes by roof type
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What affects the price in East Sheen
What a survey costs depends on the time and equipment it needs. The main factors are:
- Roof area
- Any need for thermal images or a drone flight
- Whether it’s a home or a commercial building
- Extensions, dormers and garages with roofs of their own
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What to tell us when you get in touch
Getting the details right at the start saves time. It helps to include:
- The style of property, from a terrace to a block
- Why you want a survey: buying, a leak, a storm or new work
- Whether there is a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.
Chimney surveys in East Sheen: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Chiswick House, about 1.3 miles north, show how far back building in the area around East Sheen goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
If you look after a building such as Thomson House School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Palewell Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

East Sheen: your questions answered
Will parking be an issue for a roof survey in East Sheen?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Does a conservation area affect roof work in East Sheen?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you climb onto every roof?
Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
Is a leaning chimney dangerous?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
What do I do with the report?
We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How it works
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. In East Sheen, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it’s shared
- Make sure the loft hatch can be reached

Signs you need a chimney survey in East Sheen
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.
Here are some of the things we see often:
- Worn or missing pointing
- Damaged chimney pots and cowls
- Flashings pulling away from the stack
- A stack that appears to lean
If you run a business near Putney Exchange, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
What to check before booking
- What experience they bring
- Whether any drone flown is registered with the CAA
- Whether the inside of the roof is included
- Their report turnaround times
