Chimney surveys in Fulham

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Flaunching

The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.

Chimney surveys for homes and businesses in Fulham

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We look at everything that’s safely in view and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. If you’re worried about flaunching that has broken away and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Fulham, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property
  • Use the report as a baseline for future checks

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

Roofs, chimneys and gutters in Fulham

With Fulham Palace about 0.7 miles south-west, Fulham sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you run a business near Putney Exchange, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near West Brompton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Any roof job in Fulham means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before you book.

Common roof problems in Fulham

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Look out for signs like these:

  • Frost-damaged brickwork on the stack
  • Damp patches on chimney breasts
  • Loose, cracked or missing pots
  • Mortar washing out of the joints

Living close to Parsons Green (park) is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What’s in a roof survey

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.

Questions from Fulham

I let a flat near West Brompton station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Is parking a problem for a survey in Fulham?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

How can you see the top of the stack?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

How long will you be at the property?

Expect it to take an hour or two for most homes, a little longer where there are several stacks. You’ll then get the report by email.

What do you check on a chimney?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Should I worry about a leaning stack?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can confirm whether it is stable.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two for a house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. For a visit in Fulham, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we are looking at
  • Find any records of previous roof work
