Chimney survey in Hammersmith: what you get

Chimney stacks take more weather than almost any other part of a house. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. Typical surveys look at damaged chimney pots and cowls and flaunching that has broken away, across chimney breasts, flaunching and lead flashings.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Hammersmith, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Prices for chimney surveys in Hammersmith

The price reflects the time and kit the roof needs. The main factors are:

  • The package you choose: Basic, Standard or Premium
  • How big the roof is
  • Whether it’s a home or a commercial building
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there is a loft hatch, a shared roof or tricky access

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Hammersmith homes and their roofs

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Hammersmith is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. Kelmscott House, about 0.5 miles south-west, is one of the historic houses in the wider area around Hammersmith. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Corona Theatre School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of the Holy Innocents, its chimney, valleys and lead work are likely to be the parts that need attention first.

Hammersmith is about 1 mile west of Kensington, in Greater London. Roofs in Hammersmith get the same thorough look as anywhere else in Greater London. Hammersmith is one of the towns and villages in Greater London where we work for chimney surveys. You can also see our page for London.

Chimney surveys in W6, W14, W12 and W4 work the same way as everywhere else we cover. The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours at a house, as part of a look at the roof around the stack. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Jot down any questions you want answered
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Do you need a chimney survey in Hammersmith?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Most people get in touch after spotting something like this:

  • Bricks with flaking faces
  • Staining on walls around the chimney
  • Unused flues sealed without airflow
  • Flaunching that has broken away

If you live near a park such as Brook Green, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Before booking any roof surveyor

  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you can ask questions once you have the report

Hammersmith questions

I let a flat near Kensington Olympia station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Hammersmith listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
