Chimney surveys in Brackenbury Village

Brackenbury Village: your questions answered

Does a conservation area affect roof work in Brackenbury Village?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Shepherds Bush station?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Can you survey a chimney stack we share with next door?

Yes. We check the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What does the report include?

A report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

About our chimney survey in Brackenbury Village

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the loft space where it is safe. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. If you’ve noticed a chimney out of line and loose, cracked or missing pots, we can find out what’s behind it, whatever the roof.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so in Brackenbury Village we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before we arrive

Surveys for landlords and agents in Brackenbury Village

Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

What affects the cost of chimney surveys

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The size of the roof

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

These details help when you get in touch:

  • What kind of property and roof it is
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, such as exchange

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

Why act early in Brackenbury Village

Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Every price we give includes VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Local roofs in Brackenbury Village

Historic houses such as Kelmscott House, about 0.6 miles south, show how far back building in the area around Brackenbury Village goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Cathnor Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For an older house near a landmark such as Church of the Holy Innocents, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near Livat Hammersmith, a roof report helps plan work around trading rather than after a leak.

Different roofs, different checks

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Chimney breasts and the loft

Damp patches on chimney breasts often point to a problem above. We check the breasts and the stack in the roof space where we can reach.

What this survey can’t tell you

Every survey has limits, and it is better to know them up front. Bear these in mind:

  • Flue inspections or sweeping
  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.
