Roof survey in W6: how it works

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, chimney stacks and the roof space, and people most often book us about water stains on rafters and ceiling joists and worn or blocked valleys.

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at most homes, and longer for a large or complex roof.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Around Hammersmith

We work in homes and buildings around Polish Library POSK in London, Corona Theatre School and Church of the Holy Innocents and the streets around them. Nearby too are The Duke of Hammersmith pub (within half a mile south-east) and Brook Green (under half a mile east). The closest station to Hammersmith is Kensington Olympia station, roughly 0.8 miles east of the centre. Well-known places in the area include West London Hospital (less than half a mile south-east) and Kurdish Museum Library and Archive (under half a mile south-west). Not far away are Campden Hill and WWT London Wetland Centre.

Roof surveys across W6: local notes

Across W6, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in W6 are where it usually shows.

Hammersmith: If you look after a shop, office or commercial unit, for instance near Livat Hammersmith, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you let a flat or house near Kensington Olympia station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How we price roof surveys

Several things affect the price of a survey:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • Which survey package you book

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Booking your survey

We will typically ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • What’s prompted the survey
  • Your timetable, like an exchange date
  • The property’s address and postcode

Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Useful tips for W6 property owners

Over many surveys, some simple habits stand out:

  • Leave roof access to professionals
  • Mention any damp patches as you book
  • Move stored items away from the loft hatch
  • Keep a record of damp patches and dates

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Signs you need a roof survey

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

A survey makes sense if you’ve noticed:

  • Slates or tiles that have slipped or broken
  • Blocked, sagging or leaking gutters
  • Ponding, splits or blisters on flat roofs
  • Valley linings that have cracked or split

Roof by roof

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.

What happens if roof problems are left?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble.

Before booking any surveyor

  • Whether the loft is part of the inspection
  • Their track record with similar roofs
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Is VAT included in the price?

W6: your questions answered

Is W6 in your area?

Yes. Our area covers London and South East England, W6 included.

Do you look in the loft space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can you tell me how long my roof will last?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How long will you be at the property?

On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
