How the survey changes by roof type
EPDM rubber roofs
Some EPDM membranes conduct electricity which can limit electronic testing. We will say if the test will not work.
Liquid-applied waterproofing
What lies under a liquid coating decides if ELD will work.
Electronic leak detection in Hammersmith: what you get
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a report with photographs of each breach found. If you’ve noticed holes around roof penetrations and water coming in under a flat roof, we can find out what’s behind it.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Hammersmith, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.
Where we can’t see part of the flat roof membrane, the report says so. That way, it is clear what was covered and what wasn’t.

The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes as long as needed for the membrane area and the build-up, which we’ll explain when we quote. For a visit in Hammersmith, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- The roof is tested and any breaches are located.
- We send a report with photos of each breach so your roofer can repair it.
Before the survey
- Jot down any questions you want answered
- Let us know about parking near the property
- For a flat or shared roof, check access with the freeholder or managing agent
How to book
A quick phone call is typically the easiest start: call 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Useful tips for Hammersmith property owners
A survey works best with a little help from you, before and after. Tips:
- Do not keep patching the same spot
- Limit access to the roof
- Keep outlets clear of debris
- Test new membranes before covering them
The report records each breach location with photos. Pass it to your roofer to repair the breach points.
Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.
Why get it checked now?
Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

What electronic leak detection doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Sections we can’t safely access
- Fixing the holes we find
- The extent of water in the insulation

Common questions in Hammersmith
Is my home in Hammersmith listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover commercial flat roofs around Hammersmith?
Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Does the weather affect the survey?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
How do I book a survey in Hammersmith?
Just call 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Local flat roofs in Hammersmith
The wider area around Hammersmith has a long history of building, with Kelmscott House about 0.5 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Hammersmith is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you run a hotel or guest house in or near Hammersmith, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition. For site and facilities teams at buildings such as Corona Theatre School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church such as Church of the Holy Innocents are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
