What a survey costs

Prices always include VAT. The things that change the price are:

  • The height of the building and how the roof can safely be seen
  • The use of thermal imaging or a drone
  • House, block, shop or office
  • How many separate roofs there are, like extensions, dormers and garages

For a price for your roof in Hammersmith, call 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, like an exchange date
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

About our gutter survey in Hammersmith

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Common reasons to book are choked outlets or hopper heads and downpipes that are split or coming away, across valley gutters, outlets and hoppers and downpipes.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Hammersmith, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Surveys for landlords and agents in Hammersmith

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.

Roof by roof

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

When to book a survey in Hammersmith

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Look out for signs like these:

  • Cracked or loose downpipes
  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Overflowing valley or parapet gutters

If you look after a shop, office or commercial unit, for example near Livat Hammersmith, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before booking anyone

  • Whether any drone flown is registered with the CAA
  • When you will get the report
  • Whether they hold professional indemnity and public liability insurance
  • Whether the price includes VAT

What to expect from a roof survey

What a gutter survey does not cover

Before booking, it is worth knowing what a survey will not do:

  • Hidden sections we can’t view safely
  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

What this survey covers

  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers

How it works

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. For a visit in Hammersmith, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Leave side gates unlocked
  • If you are buying, let the agent know when we are coming
  • Clear the way to the loft hatch

How to book

Booking is simple: just phone 07833 053749 or send us an email, tell us about the property and we will explain which survey suits. The price is agreed up front.

Advice

Hammersmith: your questions answered

Will parking be an issue for a roof survey in Hammersmith?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you survey roofs for landlords with property near Kensington Olympia station?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Gutter surveys in Hammersmith: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Hammersmith has a long history of building, with Kelmscott House about 0.5 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Kensington Olympia station, a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Brook Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Hammersmith is about 1 mile west of Kensington, in Greater London. From houses to flats and shops in Hammersmith, we can survey the roof. Across Greater London, we cover Hammersmith and the places around it. We also survey roofs in London.
