Gutter survey in North End: what you get

We survey gutters and rainwater systems in North End and right across London and South East England. On the day, we inspect whatever is safely visible, from ground level, from windows and from the roof space. Time on site normally takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Afterwards, you get a written report with photos and recommendations. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and people most often book us about gutters packed with leaves or moss and brackets that have dropped or snapped.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in North End as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Local roofs in North End

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 0.4 miles north-east lies Garden Lodge, a reminder of how long the area around North End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like Gwendwr Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys. Shop and office owners around Hammersmith Broadway may find that a roof report helps plan work around trading rather than after a leak.

North End is about 1 mile south of Kensington, in Greater London. Surveys in North End work the same way as everywhere we cover: a careful inspection, photos and a written report. Our Greater London coverage includes North End and the places around it.

North End: your questions answered

How do I find out if my home in North End is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is parking a problem for a survey in North End?

It rarely stops a survey, but it is worth planning. Tell us what parking is available nearby, and the visit is planned around it.

Can you tell me if my old gutters contain asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is it a structural engineer’s report?

No. Our survey is not a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Can the survey be at a weekend?

Yes. Surveys are carried out seven days a week. To find a day that suits, call 07833 053749 or email us.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you need a gutter survey in North End?

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

Most people get in touch when they’ve noticed one of these:

  • Leaks at the gutter joints
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Water spilling over the gutter edge

If you let a flat or house near Kensington Olympia station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a roof survey includes

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. From the street, a London terrace normally shows only its front slope or parapet, so a visit in North End moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • If you’re buying, let the agent know when we’re coming
  • Note where any stains or damp appear

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
