About our roof survey in Hammersmith

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey the roof space, natural slate and lead flashings, and people most often book us about slipped, cracked or missing slates and tiles and leaning or weathered chimney stacks.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Hammersmith with this kind of roof, the hidden gutter is one of the first things to check.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Do you need a roof survey in Hammersmith?

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

These are some of the problems a survey can pick up:

  • Loose chimney pots
  • Flashings that have come away from the wall
  • Worn or blocked valleys
  • Water stains on rafters and ceiling joists

Living close to Brook Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Questions to ask before booking

  • Whether you get a written report with photos
  • What happens after the report arrives
  • Which viewpoints they use to see the roof

FAQs for Hammersmith

Is my home in Hammersmith listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Hammersmith?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

Is Hammersmith in your area?

Yes. Our area covers London and South East England, Hammersmith included.

Can you survey at the weekend?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where it applies.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most houses, and longer for a large or complex roof. From the street, a London terrace typically shows only its front slope or parapet, so in Hammersmith we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Check we can get to the back of the property
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

Leave it or get it looked at?

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Tips that help

From years of surveys, a few habits stand out:

  • Move stored items away from the loft hatch
  • Gather any paperwork for past roof work
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your roof before booking.

Booking your survey

You do not need to know any roofing terms. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • What kind of property and roof it is
  • The property’s address and postcode

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

Rented homes, blocks and businesses

Letting agents and landlords in Hammersmith book surveys as well as householders. The report gives you a dated record of the roof, with photos.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Local roofs in Hammersmith

With Kelmscott House about 0.5 miles south-west, Hammersmith sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you run a business near Livat Hammersmith, knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as Church of the Holy Innocents are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
