Roof survey in Chiswick

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at worn lead at chimneys and abutments and cracked or blistered flat roof coverings, on chimney stacks, lead flashings and the roof space.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Chiswick with this kind of roof, the hidden gutter is one of the first things to check.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Questions from Chiswick

Is drone flying allowed in Chiswick?

Normally it comes down to two things: the airspace at the address and the weather. Chiswick is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or a downpour.

Do you survey roofs for landlords with property near Chiswick station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Will you climb onto the roof?

Only when it’s safe. We also use views from the ground, windows and the loft space.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Roof surveys around Chiswick

Chiswick is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. If the drone is used for your survey, we check the exact boundary for the address before flying. About 0.2 miles south-west lies Hogarth's House, a reminder of how long the area around Chiswick has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Chiswick station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like The William Hogarth Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Turnham Green shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What happens if roof problems are left?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How we price roof surveys

Prices always include VAT. The things that change the price are:

  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and the package you choose.

What we need to know

You don’t need to know any roofing terms. It is enough to let us know:

  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The style of property, from a terrace to a block

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.
