Pre-purchase roof surveys in Chiswick

Pre-purchase roof survey in Chiswick: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs often passed on through the service charge. We look at as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey clay and concrete tiles, the roof space and natural slate, and common reasons people get in touch are patch repairs that may hide an ongoing problem and slates or tiles that have slipped or gone.

London terraces and converted houses frequently share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Chiswick, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Make sure pets are kept safely away
  • If you’re buying, let the agent know when we’re coming

Chiswick homes and their roofs

The wider area around Chiswick has a long history of building, with Hogarth's House about 0.2 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

The streets around a church like St. Nicholas Church are often among the oldest in a place, and if you own one of the older houses nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. For a London address like Chiswick, it is useful to know about controlled parking before the day, along with any off-street space.

Roof by roof

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.

Surveys for landlords and agents in Chiswick

Freeholders and residents’ companies use a roof report to plan and budget.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Your questions about pre-purchase roof surveys in Chiswick

Can parking be tricky for a visit in Chiswick?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Are there drone restrictions around Chiswick?

It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Chiswick. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or drop us an email.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

What if it rains on the day?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It doesn’t stand in for a RICS survey.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Common roof problems in Chiswick

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Look out for signs like these:

  • Blistered or split felt on a flat roof
  • Signs of past leaks inside the loft
  • Roof slopes that look uneven or sagging
  • Cracked flaunching or crumbling chimney pointing

If you own a rental within reach of Chiswick station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • How much experience they have with roofs like yours
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • What they won’t be able to tell you

What a good roof survey covers

Prices for pre-purchase roof surveys in Chiswick

When we price a survey, we consider:

  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them

Getting a price is simple: just call 07833 053749 or use the contact form and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
