Independent new roof snagging in Chiswick

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most homes, depending on how much new work there is to check. You’re welcome to ask questions while we’re there. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Advice

New roof snagging for homes and businesses in Chiswick

Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer in good time. Typical surveys look at underlay ending short at the eaves and missing or blocked roof ventilation, across replacement roofs, flashings and valleys and new flat roofs.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Chiswick, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Local roofs and buyers in Chiswick

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Chiswick is one of them, bay roofs, hips and later dormers each have their own details. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Hogarth's House, about 0.2 miles south-west, is one of the historic houses in the wider area around Chiswick. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

If you live in an older home near St. Nicholas Church, the roof may have had decades of patch repairs, and the survey shows where they are. Controlled parking zones are common in London, so mention any permit rules for Chiswick. For landlords with property near Chiswick station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we look for on each type of roof

Valleys

Lead or other valley linings should be laid and lapped neatly as far as safe access allows.

Slate roofs

Good natural slate is very long-lasting, so a new slate roof should be laid well. Cracked, slipped or uneven slates are noted.

Common questions in Chiswick

Is my home in Chiswick listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Chiswick in the area you cover?

Yes, Chiswick is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and a few details.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

Honest limits

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Parts of the roof we cannot see safely
  • Deciding who is at fault in a disagreement
  • A promise that the roof won’t leak

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Ridges and verges
  • Loft conversions and dormers
  • Replacement roofs
  • Flashings and valleys
  • New-build homes
  • New flat roofs

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why act early in Chiswick

Small faults on a new roof can grow. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
