Roof leak investigation in Chiswick
Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We check all of them, from every safe vantage point. Typical surveys look at ceiling stains that grow after rain and wet patches high on an inside wall, on slate and tile slopes, chimney stacks and lead flashings.
Water getting into a London home frequently comes from a detail you cannot see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Chiswick, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Chiswick
Is my home in Chiswick listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Chiswick?
Yes. We cover the whole of London and South East England, and Chiswick is part of that. You can ring 07833 053749 or email us with the address and some details, and we will talk through which survey suits.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
How much is a survey?
Our price is from £150, including VAT. We confirm the exact price before booking. For a price, call 07833 053749 or drop us an email.
How long does a roof leak investigation take?
It normally takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A promise to find every leak on a single visit
- Faults hidden behind ceilings or boarding
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.
What this survey covers
- Lead flashings
- Rooflights and dormers
- Valleys and parapet gutters
- Slate and tile slopes
- Flat roof details
- Chimney stacks
- The roof space
Why get it checked now?
Water and electrics don’t mix. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Chiswick roofs and the weather
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts. Hogarth's House, about 0.2 miles south-west, is one of the historic houses in the wider area around Chiswick. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a shop, office or commercial unit, for instance near Livat Hammersmith, a quick answer on where water is coming in keeps a business running. Trees in and around Turnham Green shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Chiswick station, a tenant living with a leak needs the cause found, not just the stain painted over.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- You receive a report with the likely source, photos and recommendations.
Before we arrive
- Let us know about parking near the property
- Gather any invoices or paperwork from past roof work
- Check we can get to the back of the property

Advice
How we price roof leak investigations
When we price a survey, we consider:
- The number of roofs, including extensions and garages
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- If the survey needs thermal imaging or a drone
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
Getting in touch
If you can, have these to hand when you get in touch:
- The style of property, from a terrace to a block
- Dates you’re working to, such as exchange
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
To arrange a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Roof by roof
Valleys
A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. Problems there often show in the rooms on the top floor.
