Roof leak investigations for homes and businesses in Kew
Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey slate and tile slopes, rooflights and dormers and lead flashings, and the problems we are asked to look at most are water that shows only in certain storms and damp ceilings under a flat roof.
In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you are tracing a leak or recording storm damage in Kew, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

- A structural engineer’s report
- Putting the leak right
- Faults hidden behind ceilings or boarding

Kew: your questions answered
Will parking be an issue for a roof survey in Kew?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.
Is Kew in the area you cover?
We do. The survey and report are the same in Kew as anywhere else, and visits run on weekdays and weekends.
What will the report tell me?
A photo-illustrated written report, covering the condition of the leaking roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Will you go up on the roof?
Only if it is safe. We check everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Is thermal imaging part of a leak investigation?
Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.
How do I arrange a roof leak investigation in Kew?
It’s easiest to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What a roof leak investigation looks like in Kew
About 0.7 miles west lies Kew Palace, a reminder of how long the area around Kew has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in.
If your home is one of the older ones in the streets near St Paul's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you run a business near Livat Hammersmith, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For landlords with property near Chiswick station, a clear finding on where water gets in helps you brief a roofer straight away.

Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. Lifted, split or slipped lead is a common cause.
Why get it checked now?
Wet insulation doesn’t insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. In Kew, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

How we price roof leak investigations
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- The size of the roof
- The height of the building and how the roof can be seen safely
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Booking your survey
There’s no need for technical words. Just let us know:
- Where the property is, with the postcode
- Any stains, drips or damp patches you’ve seen indoors
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
What happens on the day
Once we’ve finished looking, we write up our findings as a photo-illustrated written report. As for time on site, it normally takes roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Outside, we look at every likely route in.
- Moisture readings and thermal imaging are used where they help.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
