The survey, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. London terraces rarely offer a view of the whole roof from one spot, so a visit in Kew moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Thermal roof survey in Kew

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey loft conversions, ceilings below the roof and pitched roof slopes, and the problems we’re asked to look at most are leaks that are hard to trace and wet areas near outlets and upstands.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

We keep jargon out of it: if work is needed, the report says so clearly.

What affects the price in Kew

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

Here’s what helps us most when you get in touch:

  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

Rented homes, blocks and businesses

Landlords, agents and building managers in Kew and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Questions from Kew

Can parking be tricky for a visit in Kew?

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Kew?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.

Does the report include photographs?

Yes. The report includes photographs of what we found.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

What a thermal roof survey doesn’t cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether the deck or roof structure is strong enough
  • A formal energy assessment
  • The condition of timbers we cannot see

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we check

  • Pitched roof slopes
  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs
  • Loft conversions
  • Commercial roofs

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • File the images with your roof records
  • Keep dated photos of any marks on ceilings
  • Check outlets after heavy rain
  • Don’t climb onto the roof to look for leaks yourself

After the visit, we put the thermal images, photographs and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Airspace, weather and Kew roofs

About 0.7 miles west lies Kew Palace, a reminder of how long the area around Kew has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you run a business near Livat Hammersmith, a commercial roof can be photographed from above without anyone walking on it. Hotels and guest houses near Kew cannot easily close rooms for a leak, so it pays to find faults before guests do. For site and facilities teams at buildings such as Grove Park Primary School, a drone or thermal camera can show a large roof in a single visit.

Kew is about 2 miles south of Acton, in Greater London. Bookings from Kew are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Greater London, from the larger towns to small villages. For surveys nearby, see our London page.

Every address in W4, TW9 and TW8 is covered for thermal roof surveys. We offer thermal roof surveys to properties on Kew Road, Maze Road and Kent Road and the roads around them. Kew sits on or near the A3000, so getting to you is simple. If you are just outside Kew, we cover Strand-on-the-Green (1 mile north), Grove Park (1 mile east), North Sheen (1 mile south), Gunnersbury (1 mile north) and Turnham Green (1 mile east). Further out, we also cover London (8 miles east), City of Westminster (6 miles east), Marylebone (6 miles north-east), Kensington (3 miles east), St Pancras (7 miles north-east) and Shoreditch (9 miles east).
