About our flat roof survey in Kew
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed blistering in felt or asphalt and splits, cracks and crazing, we can find out what’s behind it.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Kew, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- A promise that the roof won’t leak in future
- Testing older roof sheets for asbestos

Why it is worth a survey now in Kew
If you are buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Kew runs like any other.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Note where any stains or damp appear
- If it is not your property yet, arrange access through the agent
- Gather any invoices or paperwork from past roof work

Related advice
Do you need a flat roof survey in Kew?
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Common reasons to book include:
- Gaps at upstands and abutments
- Standing water left after rain
- Raised blisters across the surface
- Cracked or split membrane
If you live in an older home near St Paul's Church, the flat roofs on later extensions tend to wear out long before the main roof.

Kew: your questions answered
Is my home in Kew listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover commercial flat roofs around Kew?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you will get a quote based on the building, and roof access is agreed with you before the visit.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years.
Does the report include photographs?
Yes. Photographs are part of every report.
What does a roof survey cost?
Prices start from £150, including VAT. You’ll know the price for your survey before booking, based on the roof’s size, access and package. For a price, call 07833 053749 or drop us an email.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.
Flat roof surveys in Kew: local notes
Kew has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use. About 0.7 miles west lies Kew Palace, a reminder of how long the area around Kew has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
If you run a business near Livat Hammersmith, a flat roof over a business is out of sight and out of mind until it leaks. If you let a flat or house near Chiswick station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Note where water lies after a downpour
- Have the roof looked at again after a severe storm
- Check the outlets after the leaves fall
- Ask contractors to protect the roof if they work on it
If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
